Do I need architectural Plans?

In most cases you need plans to get approvals from your township for permits. Plans also help your contractor accurately budget the project.

Should I get a written estimate and contract?

Yes, you need a detailed estimate spelling out the cost of every item. Most disagreements happen because the contract did not fully spell out what everything would cost. Before you start the job review and sign the agreement.

Do I need insurance?

The contractor is responsible for carrying insurance, both workers compensation and liability. Before you start the job ask them for an Accord form with you listed on the form as insured. Make sure the form is valid. You can call the broker on the form to validate the coverage.

How do I pay for the job?

Your contractor will need to be paid in a timely manner. Generally there is a deposit that needs to be made to purchase materials. Your contract should list an agreed upon payment schedule.

Should I pay for the materials?

Generally materials to complete the job are purchased by the contractor. Fixtures and appliances are generally obtained by the homeowner and installed by the contractor. This should be spelled out in the contract.

When is the job finished?

The job is finished when all the items on the contracted have been completed. You should retain 5% of the budget to be paid when the job is complete. Your contract should be specific as to when the job completes.
